b. ASATR and the owner have agreed that ASATR will provide the owner with certain property management services under the conditions set out herein. Property Manager and the owners agree that all rental agreements with potential tenants will be entered into year-round exclusively through the Chinese Jackson Hole Real Estate Company, LLC. The owner undertakes not to charge rental prices to tenants during the periods booked as owners or stays of owners. 10.2 You also agree and understand that Host does not provide investment or real estate advice and that you make your own independent decision as to whether short passes are the right solution for you. While the host uses adequate skills to obtain reservations, the host cannot guarantee that you will earn an income of a set amount, and the host is not responsible for any shortfall or opportunity fees if you do not receive reservations for any reason. Nor Host is responsible for customer suitability, as we rely on the verification standards of the Homestay site and the corresponding profile pages to assess suitability. “Excluded Services” means services that Host does not provide under this Agreement. These are listed in Appendix A; Repairs of property.

The owner may maintain a warranty contract for repairs to the property, provided that all repairs are carried out before the arrival of the next customer. If ASATR believes that the repair will have an impact on the next customer, ASATR may ensure that the repairs are carried out or managed at a reasonable price by a contractor. The owner must inform ASATR of all regular maintenance work of the land (e.g..B mowing, pool/spa maintenance, destruction fees, etc.) and all regular maintenance fees are paid directly by the owner. The owner employs and grants the manager the exclusive right to rent the property in the name of the owner. All leads from other forms of advertising, including but not limited to services such as vrbo.com, airbnb.com, homeaway.com, tripadvisor.com and proprietary sites, are addressed to Property Manager by posting the phone number and email address of Jackson Hole Reservations, LLC on the Site. The number to be used for these external advertisements is (800) 329-9205 and the email address is reservations@jacksonhole.net. The Owner also gives the Administrator access to such sites in order to modify, if necessary, the price or conditions. 11.3 Each Party acknowledges that these documents contain the entire agreement between the Parties and that it has not relied on written or oral assurances made to it by the other Party, its collaborators or representatives. . . .
